Your trusted local real estate team — reach out today. New construction looks simple from the parking lot of a model complex: pick a floor plan, sign, move in. The reality in the Las Vegas Valley is a lot more interesting. Phase pricing moves between releases, lot premiums can swing thousands of dollars within the same cul-de-sac, and the incentive money a builder is willing to put on the table in October is rarely what they offered in June. Walker Bettilyon Real Estate works that market with buyers across Las Vegas, North Las Vegas, Nellis AFB, Blue Diamond and Henderson.

Why You Want Your Own Agent in the Builder's Sales Office

The friendly person behind the desk at the sales center is paid by the builder and represents the builder. That is not a scandal, it is just the arrangement — but it means nobody in that room is arguing for you on lot premium, closing cost credits, or which upgrades are worth paying for at signing versus doing yourself after you have the keys.

Bring Walker with you on the first visit and you get a second set of eyes on the price sheet before you register. Register alone first and many builders will refuse to let an agent represent you later, so the order matters. With Walker Bettilyon Real Estate you deal directly with Walker — the same person who walked the lot with you reads your contract addenda and stands in your final walkthrough.

  • Comparing base price plus lot premium plus upgrades against resale comps in the same zip code
  • Reading the builder's addenda — escalation language, completion date wording, financing incentives tied to their preferred lender
  • Deciding which upgrades hold value in this valley (block wall, extended covered patio, garage depth) and which do not
  • Tracking phase releases so you know whether to buy now or wait for the next lot drop
  • Walking the home at drywall and at final orientation and writing up the punch list

Where the New Homes Are Going Up Around the Valley

The valley's new product is not evenly spread, and that changes the conversation depending on what you need. North Las Vegas has been the volume story for years — more entry-level and mid-range floor plans, bigger lot counts, shorter build queues. Henderson skews toward higher price points and master-planned communities with longer waitlists on the popular plans. Southwest Las Vegas sits in between and gets picked over fast.

If you are stationed at Nellis AFB, commute distance is usually the deciding factor and the north side of the valley wins on that math. If you want land and quiet, Blue Diamond is a different animal altogether — far fewer production builds, more custom and semi-custom work, and a whole separate set of questions about utilities, septic and well. Walker will tell you straight when a community is the wrong fit rather than drive you out to it on a Saturday.

Nobody should sign a new construction contract they have not had explained to them line by line. That is the job.

How a New Build Purchase Actually Runs, Step by Step

A production home in the Las Vegas Valley typically runs somewhere between a few weeks for a standing inventory home and roughly seven to eleven months for a dirt start, depending on the builder and the phase. Here is the shape of it.

  1. We set your budget and financing before touring, so you are not negotiating from a weak position.
  2. We tour sales centers together and I register you properly as my client at each one.
  3. You choose a plan and a specific lot — we price the premium against sun exposure, backyard depth and what is going behind you.
  4. We review the purchase agreement and addenda, then negotiate incentives, credits and upgrade allowances.
  5. You make design center selections with a running total, not a surprise at the end.
  6. We walk the home mid-build and again at the final orientation and document every item.
  7. We confirm the final walkthrough items are closed out before you sign at closing.

Office hours are Monday through Friday 7:00am to 7:00pm and Saturday and Sunday 10:00am to 5:00pm — the early mornings and weekends exist because that is when sales centers open and when most buyers can actually get out to see them.

FAQ

Frequently Asked Questions

Does it cost me more to bring my own agent to a new home builder?

No. The builder has already budgeted a co-broke commission into their pricing whether you bring representation or not. If you walk in alone, that money stays with the builder — it does not come back to you as a discount.

I already registered at a sales office by myself. Can Walker still represent me?

Sometimes, and sometimes not. Most Las Vegas Valley builders enforce a registration window and will deny representation after you have signed in alone. Reach out before your first visit so this never becomes a problem.

Should I buy a quick move-in home or start from dirt?

Standing inventory closes faster and often carries the heaviest incentives because the builder wants it off the books, but you take the colors and upgrades as they are. A dirt start lets you pick the lot and the finishes and generally runs several months longer.

Which new construction upgrades are worth paying for up front?

In this valley I steer people toward extended covered patios, block walls, garage depth and anything buried in a wall or slab — those are painful to add later. Flooring, light fixtures, and backsplash can usually be done after closing for less than the design center charges.

Do I have to use the builder's lender?

Usually no, but builder incentives are often tied to their in-house lender. We compare the incentive against the rate and fees from an outside lender and pick whichever actually costs you less over the time you plan to own the home.

Do I still need a home inspection on a brand-new house?

Yes. New homes are built fast and things get missed. An independent inspection before your final walkthrough gives you a documented list the builder's warranty team has to address while you still have leverage.
