Your trusted local real estate team — reach out today. Nellis Air Force Base sits at the northeast corner of the Las Vegas Valley, and buying or selling around it is a different exercise than buying in the southwest suburbs. Report dates don't move, terminal leave is short, and the housing stock within a ten-minute drive of the main gate ranges from 1960s single-story blocks to newer builds pushed up against the 215. Walker Bettilyon is the real estate agent and owner here, and he works that corridor the same way he works the rest of the valley: in person, on your calendar.
Neighborhoods Within a Short Drive of the Nellis Main Gate
Most people stationed at Nellis start by drawing a circle around the Las Vegas Boulevard North gate and asking what's inside it. Sunrise Manor and the streets off Lamb and Nellis Boulevard put you closest — often a drive measured in minutes rather than miles. Push north across Craig Road and you're into North Las Vegas, where newer subdivisions and larger lots trade a few extra minutes of commute for a garage that fits more than one vehicle. Head toward the Cheyenne and Pecos corridor and prices shift again.
Walker will tell you plainly which of those pockets fits your budget and which ones don't, including the practical things listings don't mention: which streets catch flight-line noise, which HOAs allow an RV or boat, and which older homes still have original evaporative cooling instead of refrigerated air. That last one matters by June.
A Home Search That Fits a PCS Report Date
Orders come with a date on them, so the search gets built backward from that date. Here's how it runs:
- Tell Walker your report date and your monthly payment ceiling, and he'll tell you whether a purchase realistically fits that window or whether renting first is the smarter call.
- Get a lender preapproval letter in hand before you tour — in this valley an offer without one gets passed over on a decent listing.
- Walker lines up a block of showings into one or two days, which is usually all the house-hunting leave anyone actually gets.
- Offer, inspection, appraisal and escrow typically run around thirty days once a seller accepts, so there's a real buffer to build in.
- Walk-through and keys. If you're still at your last duty station, Walker handles the in-person steps and sends you video from each room.

Selling Before You Clear the Valley
Selling on a departure date means pricing it right the first time, because there's no room for three price cuts. Walker prices off what has actually closed on your street and in your subdivision in recent months, not off what neighbors are asking. He also tells you which repairs are worth doing before photos and which ones are a waste of money you'd rather put toward the move.
- A pricing walkthrough of the house with closed comparable sales from your immediate area
- Photos and listing launch timed so showings start while you're still in town
- Offer review, repair negotiation and escrow coordination, including when you're already at the next base
