Your first purchase in Las Vegas is mostly a sequence of decisions, and the people who enjoy it are the ones who know what each decision costs before it lands in front of them. This page lays out how a first purchase here runs — the money, the timeline, and the neighborhoods worth a Saturday of your time.

Figure Out Your Real Budget Before You Tour a Single House

The number a lender puts on your pre-approval letter is not the number you should shop at. In the Valley, three line items move that figure more than anything else: the HOA dues attached to most master-planned communities, the Clark County property tax bill, and whether the roof and the HVAC have a decade left in them — in this climate, an air conditioner is not a detail you discover after closing.

Before you start touring, get a written pre-approval, not a verbal estimate. Sellers here ask for one with the offer, and without it your offer sits behind the ones that have it. If you're stationed at Nellis and using a VA loan, say so early — the appraisal and the funding fee change how we structure the offer.

  • Pre-approval letter in hand, with the loan type named on it
  • A down payment figure you've actually set aside, separate from closing costs
  • The monthly HOA dues for any community you're serious about
  • An honest ceiling on the monthly payment — not the lender's ceiling, yours
  • Enough left after closing for a fridge, a washer and the first summer power bill

From First Showing to Keys: How a Valley Purchase Actually Runs

Most first-time buyers are surprised by how fast the middle of this process moves. Touring takes as long as it takes. Once your offer is accepted, the clock starts and everything after that is on deadlines written into the contract.

  1. Tour in batches. Four to six homes in one afternoon tells you more about a neighborhood than four separate weekend trips.
  2. Write the offer. We set the price, the earnest money, the close date and who pays what, then submit it with your pre-approval attached.
  3. Inspection window. You bring in an inspector, read the report, and we either ask for repairs, ask for credit, or walk.
  4. Appraisal and loan. Your lender orders the appraisal; if it comes in under contract price, we renegotiate.
  5. Walkthrough and signing. You see the house empty, confirm the repairs were done, then sign and get the keys.

Through all of it you deal directly with Walker — the same person who showed you the house writes the offer and answers the phone when the inspection report comes back ugly.

Where First-Time Buyers Still Find Room in the Valley

Each pocket of the Valley trades something for something else, and a first purchase is usually about picking which trade you can live with for five years. Older established streets closer in often mean a bigger lot and an older roof. Newer builds out on the edges mean a warranty and a longer commute. Blue Diamond is small and quiet and rarely has much on the market at once. Henderson draws buyers who want the schools and will pay the HOA to get them. North Las Vegas and the areas around Nellis AFB move quickly on well-priced starter homes, which is exactly why your pre-approval needs to already be done. We cover all of it — Las Vegas, North Las Vegas, Nellis AFB, Blue Diamond and Henderson.

Tell us your commute, your payment ceiling and whether you want a yard. That's usually enough to narrow the Valley down to two or three areas worth driving.

FAQ

Frequently Asked Questions

Do I need to be pre-approved before you'll show me homes?

Not to start looking, but we'd rather you get it done in the first week. Valley sellers expect a pre-approval letter attached to the offer, and starter homes in areas like North Las Vegas can go under contract before a buyer finishes shopping lenders.

How long does it take to close on a first home here?

Once your offer is accepted, a standard financed purchase usually runs about a month, with the inspection window in the first week or two and the appraisal and final loan approval filling the rest. Cash closes faster.

What should I budget for beyond the down payment?

Closing costs, your inspection, the first month of HOA dues if the community has them, and a reserve for appliances and the first summer of cooling costs. We go through those numbers with you before you write an offer, not after.

Do you work with military buyers using a VA loan?

Yes. Tell us at the start if you're using VA financing — it changes the appraisal process and how we write the offer, and it's worth getting right the first time rather than fixing mid-escrow.

Should I buy new construction or an existing home?

It depends what you're trading. New builds on the edges of the Valley come with a warranty and a longer drive. Older homes closer in often have bigger lots but an aging roof and HVAC, which the inspection will tell us about.

Who will I actually be working with?

Walker. The person who tours homes with you is the person who writes your offer and handles negotiations through closing.
